Your fall property checklist

A few hours of work before the first freeze saves a lot of trouble in spring. Here’s what our crews check on every property this time of year.

Ontario winters are hard on a house. Ice, freeze–thaw cycles and heavy snow find every weak spot. A few hours of work before the first hard frost saves a lot of trouble — and money — come spring. Here’s what our crews look at on every property this time of year.

Outside

  • Eavestroughs and downspouts. Clear leaves and check that downspouts carry water well away from the foundation.
  • Roof. Look for lifted, cracked or missing shingles and loose flashing around chimneys and vents.
  • Outdoor taps and irrigation. Shut off and drain hose bibs and blow out irrigation lines before the first freeze.
  • Windows and doors. Replace worn weatherstripping and re-caulk gaps — it’s one of the cheapest ways to cut heating costs.
  • Decks, walkways and railings. Fix loose boards and trip hazards now, before they’re hidden under snow.
  • Gardens and grounds. Final cut, leaf cleanup, and cut back perennials and shrubs that will be damaged by snow load.

Inside

  • Furnace. Replace the filter and book a service if it hasn’t had one in a year.
  • Smoke and CO alarms. Test every unit and replace batteries.
  • Sump pump. Pour in a bucket of water and make sure it starts and drains.
  • Attic. Check for daylight, damp insulation or signs of animals.

Put it all on one list
